Fees and Dues
Yearly Fees/Dues - Home $850 - Lots - $350
For 2024, there is a special assessment of $500 for road improvements in addition to the dues.
HOA operates on a Calendar Year (1/1 - 12/31) and bill annually.
Bills go out in late November or early December and are due by Jan 31st
A transfer fee of $200 per property sale is due from the buyer.

Rentals

Overnight rentals are allowed in Shagbark
All incoming guests must be registered with the HOA and will be issued a pass by the guard gate upon arrival.
For rentals, there is a $10 fee per booking and a $10 fee per car collected from the cabin owner or management company.

Assigning mailboxes is handled by the Post Office, not the HOA.
Packages
Packages are delivered directly to the property, except for the Post Office. The Post Office delivers packages to a mail shed next to the mailboxes. The mail carrier will put a note in your mailbox with the door code for the package building.
Security
Shagbark has 24/7 Security Personnel at the entrance to the neighborhood.
No one is allowed in the neighborhood without a reason for being there.
The guards receive training and are certified by the State of Tennessee.

HOA employ three full-time people at the gate and three to four part-timers who work one or two days a week.
Common Areas
HOA employs a full-time maintenance employee who takes care of the common areas.
